How to read these case studies: Each one shows the unit count, sale price and price per unit, and the cap rate where the income was disclosed. Price per unit is where most San Diego apartment buyers start. Cap rate shows how the buyer valued the in-place income. Buildings with rents well below market tend to trade on price per unit and upside, while stabilized buildings trade closer to cap rate.
